Alimos Marina Gets Its Building Permit: EUR 100 Million Rebuild Starts, Yachts Keep Boarding

Alimos Marina, where most crewed yachts in Athens board, received its building permit from the Greek Ministry of Tourism on 11 May 2026. REDS, the Ellaktor Group company that holds the 40-year concession, can now start the EUR 100 million rebuild. Works take about 20 months, and the marina keeps operating throughout.

If you have a 2027 charter starting in Athens, nothing changes about where you board. The land side will be a building site for two seasons, and that is the part worth planning around.

Broker insight

Alimos is where most of our Athens weeks begin, and it has needed this for years. The marina keeps working while they build, so a 2027 booking changes in one way only: we name the exact marina on the contract, Alimos, Flisvos, Zea or Lavrion, and send the transfer details with it. From Alimos you are swimming off Aegina two hours after you leave the dock.

What the Alimos rebuild includes

Alimos is the largest marina in Greece, with more than 1,000 berths, 50 of them for yachts over 25 m, and a dry dock for 350 boats. The water side is not the problem. The land side has barely changed since the 1980s.

The approved plan, from the marina’s own project page and the permit announcement:

  • about 18,000 sq m of new buildings: restaurants, cafes, shops and offices along the waterfront
  • a hotel at the southern end, towards Edem beach
  • new pedestrian promenades, cycle paths and green areas in place of the car parks
  • upgraded power, water and security on the quays

REDS paid EUR 57.5 million for the concession and puts about EUR 50 million into construction, roughly EUR 100 million in total. The permit is valid to 2032. Works are planned to take about 20 months, which puts the core of the new marina at 2028.

What it means for your charter

  • You still board at Alimos. The berths stay in use and the charter fleet stays put. Expect fencing, cranes and detours on the land side in 2027 and much of 2028.
  • Arrive by car, not on foot. We send your transfer to the exact gate and berth, which matters more while the car parks are dug up. The airport is about 40 minutes away.
  • Some yachts board elsewhere. Flisvos, Zea and Athens Marina take the larger motor yachts, and Lavrion is the usual start for the Cyclades. The marina is written on your contract, so you always know which one.
  • Leave early on day one. Aegina and Agistri are two hours from Alimos. A 2 pm departure gets you to a quiet anchorage for the first swim and dinner, away from the works.

Our take

This is good news that will be mildly annoying for two summers. Alimos has the best position in Athens, 20 minutes from the city centre and inside the Saronic Gulf, and a marina built for the yachts that now use it will be a better place to start a week. Until then, the day you board is the only day the building site touches your charter, and we plan that day for you.

If the land side bothers you, we have options. The Saronic Gulf can also be joined from Poros or Hydra after a short transfer, and a Cyclades week can start from Lavrion or the islands.
